    Google Local Services Ads is the pay-per-lead placement at the very top of local search results, above the map pack and above regular ads. For most residential HVAC companies it is the highest-converting paid channel available, and most run it badly because the mechanics are nothing like Google Ads.

    How LSA is different

    Setup and approval

    The application takes an afternoon. Approval takes one to three weeks. You will need:

    • State license numbers for every trade you list
    • General liability insurance certificate with the right coverage minimums for your state
    • A background check for the owner and, in many states, field technicians, run by Google's screening partner
    • A Google Business Profile in good shape, because your review score and count pull directly into the ad

    The slow approvals are almost always paperwork problems: insurance certificates with mismatched business names, expired licenses, or an owner who sits on the background-check email for a week.

    The ranking factors nobody advertises

    Multiple verified companies compete for the same slots. Google decides who shows using signals that have nothing to do with budget:

    Responsiveness to messages. If you enable message leads and ignore them, rankings suffer. Either answer messages within minutes or turn the message option off.

    Proximity and hours. You cannot fake either. Set your service area honestly and keep hours accurate, because serving an ad at 9pm you will not answer creates the exact miss Google penalizes.

    What nobody tells you

    • Pausing in shoulder season hurts you in peak season. Accounts that pause for weeks tend to re-enter with depressed serving. Lower the budget instead of pausing.
    • The dispute window is real but narrow. Solicitation, out-of-area, and wrong-service calls are creditable. Review your lead list weekly and dispute fast. Expect to win the clear cases and lose the borderline ones.
    • Photos matter less than reviews, but zero photos looks abandoned. Add a handful of real truck and crew shots.
    • LSA data does not flow into Google Analytics. Track it in its own dashboard or pipe call recordings into your CRM. If you are not recording LSA calls, you are not managing the channel.
